Physical preparation is usually more convincing than extensive digital alteration. If styling, furniture movement or removal of temporary objects needs to be part of our work, mention it when requesting a quotation so the necessary time can be considered.

From your brief to the finished images
Tell us the property type, location, approximate size, number of spaces or units and current condition. Explain whether the images are for a sales listing, rental platform, hotel website, company portfolio, investor presentation, report or campaign. Include the publication deadline and any platform specifications you already have.
We turn the brief into a practical scope covering the required rooms, exterior areas, features and file formats. You confirm that the property will be ready and that keys, permissions, parking, security clearance and an authorised contact will be available.
We work through the agreed areas in an order that suits the light, room readiness and activity on site. The on-site contact can resolve any final access or styling decisions while we concentrate on producing a consistent image set.
The selected photographs are edited for a polished, natural result. Colour, brightness, perspective and overall consistency are refined within the agreed scope while permanent features and the true character of the property remain recognisable.
We supply the approved selection in the file versions included in your quotation. Shammah Media’s standard photography delivery window is two to four weeks, depending on the scope and schedule. If your launch or listing has a fixed date, tell us before booking so timing can be addressed in writing.
Honest images build confidence
Good property photography should be attractive and accurate. A wide composition can help a viewer understand a room, but the image should not exaggerate its scale. Editing can improve colour and presentation, but it should not remove permanent structures, defects or surroundings in a way that materially changes what a visitor will encounter.
We therefore prioritise careful preparation, considered viewpoints and natural finishing. Virtual staging, composites or substantial digital changes are not assumed. If a project requires them, they need a separate, clearly agreed scope and an appropriate disclosure policy from the property marketer.
The owner or authorised agent remains responsible for factual claims such as measurements, amenities, location, availability, legal status and expected returns. Our photographs support your marketing; they do not verify the written listing.
Photography for listings, websites and campaigns
The same property may need different images for a listing portal, a website hero banner, social media and a printed sales presentation. Tell us where the photographs will appear so we can plan useful orientation, framing and negative space during the shoot.
For a listing gallery, a clear sequence often starts with the strongest accurate overview, then guides the viewer through the main rooms, amenities, exterior and relevant context. For a new website, it helps to involve the designer before the shoot. Desktop banners, mobile screens, cards and room pages may all require different crops.
If a platform has specific dimensions, file-size limits or image quantities, send its current requirements with the brief. We can then include the appropriate deliverables in the quotation rather than forcing one file to serve every purpose.
Occupied homes and active businesses
Property photography can take place in an occupied home, hotel, office or commercial building, but privacy and access need to be managed carefully. Remove names, documents, screens, vehicle registrations, valuables and any personal item that should not appear online. Inform occupants and agree which rooms will be entered before the appointment.
For hotels and workplaces, plan around guests, employees and customers. People should not become accidental background subjects in public marketing images. If staff, models or guests are intentionally part of the campaign, tell us in advance so their role, consent and image use can be handled as part of the production.
Light, weather and the right time to photograph
The appearance of a building changes throughout the day. Exterior light, room orientation, views, installed lighting and business activity can all influence the schedule. Share the priority façade or view when you know it, and tell us if a room can only be accessed at a particular time.
Weather can also affect exteriors and aerial coverage. We will not promise a particular sky or condition, but the quotation can define how a weather-dependent postponement, changed schedule or split visit will be handled. This is especially useful for developments or hospitality properties where outdoor spaces are central to the campaign.
Coordinated photography, video and print
Some properties need more than a still-image gallery. Add drone photography where the assignment permits it. Aerial views can help explain the site, surroundings or scale of a development, but they require separate assessment and are not automatically included in ordinary property photography.
For a walkthrough, development story or hospitality campaign, combine the shoot with property-focused video production. Drone video can add movement and wider location context. If you are preparing a sales office, investor pack or property exhibition, our printing services can carry the same visual campaign into physical materials.
Coordinating these services can make the campaign more consistent. Each deliverable will still be listed separately so you know exactly what is included.

What determines your quotation?
There is no useful one-price-fits-all package for every property. A vacant apartment, an operating hotel and a multi-building development require different time, access and deliverables. Your quotation will consider:
The written quotation will confirm the agreed coverage, deliverables, schedule and price before you book. Our current planning terms use a 14-day quotation validity period, a 50% booking deposit and one consolidated review round. Digital working files are normally retained for 90 days, and travel outside Nairobi is quoted separately. Your signed quotation takes priority wherever different terms are agreed.
